MAINTENANCE MANAGER
Job Descriptions
- Oversee day-to-day building services operations to ensure optimum efficiency and minimal downtime.

- Develop team grooming and improvement strategies aligned with company's goals.
- Manage budgets, forecasts, and resources allocation to ensure effective engineering operations.

- Able to analyze power consumption readings.
- Hands on experience in managing chilled water system exceeding 10,000RT.
- Able to perform basic HVAC engineering calculations.
- Able to produce and read HVAC sketches.
- Experience in troubleshooting and diagnosing complex HVAC technical issues.
- Experience in green building certification process.
Job Requirements
- Degree in Mechanical Engineering or a relevant technical field.
- Minimum 5 years of experience in a maintenance management role, preferably in the retail or facilities management industry.
- Strong technical knowledge and understanding of building systems, including HVAC, electrical, plumbing, and life safety systems.
- Proven ability to lead and motivate a maintenance team, as well as work collaboratively with cross-functional teams.
- Excellent problem-solving, analytical, and decision-making skills.
- Strong project management and budgeting skills.
- Proficient in using maintenance management software and data analysis tools.
- Excellent communication and interpersonal skills.
MAINTENANCE SUPERVISOR
Job Descriptions
- To check lightings daily and rectify if necessary to ensure scheduled lightings are switched on.
- To maintain and repair faulty electrical items such as lightings, control panel and cabling.
- To ensure maintenance contractors perform scheduled maintenance according to schedule and the required standards.
- To supervise and monitor sub-contractor for maintenance, repair and upgrading electrical works.
- To retrieve electrical consumption readings for utilities report.
- To attend and assist on troubleshooting tenant's electrical issues.
- To attend tenant's inspection for newly installed/ annual inspection electrical works to ensure compliance.
Job Requirements
- Minimum Diploma or certificate in Mechanical & Electrical with at least 1 year working experience in similar field or in construction field.
- Fresh graduates are also encourage to apply.
- Experience in large shopping centers or business complexes have an added advantage.
- Easily adapting to change of demand and requests.

SENIOR SAFETY EXECUTIVE
Job Descriptions
- Ensure a safe workplace environment without risk to health.
- Ensure that all Health & Safety policies, procedures, rules and regulations are adhered to and are regularly reviewed, updated and communicated.
- Ensure the Company meets its statutory obligations in all areas pertaining to health, safety and welfare at work, including statutory training and reporting.
- Ensure the completion and regular review of risk assessments for all work equipment and operations.
- Ensure that all accidents are documented, investigated and recommended improvements implemented.
- Ensure that safety inspections are carried out, fire drills and fire alarms are correctly reported, safety inspections, risk assessments and lone working procedures are managed and employees are aware of their responsibilities.
- Co-ordinate the development of health & safety policies, systems of work and procedures.
- Ensure full and accurate health and safety and training records are maintained.
- Establish a full programme of documented health & safety inspections, audits and checks.
- Establish a structured programme of health & safety training throughout the Company.
- Liaise with external health & safety consultants in the provision of training programme and health and safety services.
- Manage and devise the agenda for, chair and formulate & distribute minutes for the Health & Safety Committee meetings. Ensure that all agreed action points are completed within deadlines.
- Keep up to date with all aspects of relevant health, safety & welfare at work legislation and communicate relevant changes to the business.
- Provide regular reports to the Director of Housekeeping / Car Park / Safety/Senior Management Team on relevant health and safety activities.
- Participate in monthly meetings when required to report on relevant health & safety matters.
- Liaise with suppliers i.e. Insurers, solicitors, government bodies, etc
- Any other reasonable duties which may be required by management from time to time.
Job Requirements
- Degree or certification in Occupational Safety and Health or a related field.
- Minimum 2 years of experience as a Safety Executive or a similar role within the retail industry.
- Proven track record of successfully implementing and managing health, safety and environment programmes.
- Excellent knowledge of relevant health, safety and environmental legislation, regulations and best practices.
- Strong analytical and problem-solving skills with the ability to identify and mitigate risks.
- Excellent communication and interpersonal skills to effectively engage with employees at all levels.
- Proficient in using safety-related software and technology.
CUSTOMER SERVICE OFFICER
Duties & Responsibilities
- To service customers with courtesy and as necessary; guide them to their intended locations.
- To attend to customer (both shoppers & tenants) complaints and refer to Supervisor / Executive on duty if necessary.
- To provide comfort and care to children who are lost and attend to them until their parents or guardian claim them.
- To be on board-shopper-shuttle as tour consultant as scheduled.
- To act as personalized shopping guide as required or as instructed by Superiors.
- To distribute internal circulars to tenants as required.
- To assist the Supervisors as necessary to check all tenants' opening & closing times daily.
- To maintain cleanliness and tidiness of all counters and equipment e.g. baby joggers, wheelchairs and power shoppers, including display of brochures at every service counter.
- To provide gift-wrapping service to customers.
- To perform any other duties as assigned from time to time.
Job Requirements
- Minimum SPM Grade 2 or equivalent or with 1 year working experience in front line servicing customers/ guests in the service industry.
- Good command of Bahasa Malaysia and English (oral & written).
- Conversant in other local dialects preferred and would be an added advantage.
- Computer literate (Microsoft Office).
- Good interpersonal and communication skills.
- Warm personality and pleasant looking.
- Able to work shifts, weekends and Public Holidays.

SENIOR SECURITY GUARD
Job Descriptions
- Patrol assigned areas on foot or by vehicle to ensure the safety and security of the mall.
- Monitor surveillance cameras and alarm systems to identify and respond to any security threats or suspicious activities.
- Enforce mall rules and regulations to maintain order and prevent disturbances.
- Provide excellent customer service by assisting patrons with directions, inquiries, and emergencies.
- Respond promptly to incidents, accidents, and medical emergencies within the mall.
- Collaborate with mall management, other security personnel, and law enforcement agencies as needed.
- Prepare detailed incident reports and maintain accurate records of daily activities.
Job Requirements
- Minimum SRP or SPM qualification.
- Preferably with 2 years working experience in similar capacity.
- Ex-Police or military personnel are encouraged to apply.
- Prepared to perform shift work and weekends.
