LEASING EXECUTIVE
Job Summary
- To assist in conceptualizing and implementing leasing plans.
- To develop and maintain good rapport with tenants and administer tenancy and legal proceedings.
Duties & Responsibilities
Conceptualization & Implementation of Leasing Plan
- To assist in the conceptualization of leasing plans and strategies.
- To assist in planning, organizing, monitoring, and the effective implementation of the leasing plan.
- To constantly look out for the latest retail concepts, brands, products, and services and to continuously review the tenant mix to ensure relevancy and good fit with prevailing market conditions and leasing plans.
- To search for new prospects.
Tenancy Negotiations & Confirmation
- To vet and handle leasing inquiries and make necessary recommendations.
- To undertake tenancy negotiations for new tenancies, renewals, or termination of tenancy, recommend terms and conditions as per the leasing plan and budget, and formalize letters of offer and agreements.
- To assist in setting up an effective lease administration filing system, maintaining and updating all leasing records.
- To administer and ensure adherence to lease terms and conditions by landlords and tenants.
- To ensure that the details per tenancy agreements are fulfilled by the tenants prior to trading commencement (cessation of trading upon expiry), for example, payment of all deposits, completion of relevant documents, applications/approvals from relevant government agencies, vetting of design plan/layout.
- To assist the Finance and Credit Control Department in administering timely rental payments by tenants and suggest methods of reducing trade debt.
- To liaise closely with inter-departments for matters pertaining to fit-out, operations, security, promotions, building maintenance, and insurance.
- To verify all bills and invoices incurred by the team before submitting for approval and payment action.
- To liaise with appointed solicitors in legal issues pertaining to tenancy administration.
Tenancy Liaison
- To develop and maintain good rapport with the tenants and attend to their complaints/problems on lease-related issues.
- To conduct checks on tenants' outlets and liaise with tenants on follow-up matters such as sales submissions, accuracy of sales, timely payments, merchandise mix, operating hours, cleanliness, faulty furniture/fittings, staff services, etc.
- To monitor and analyze tenants' sales and overall performance and recommend corrective measures for further improvement.
- Maintain good rapport with the tenants and attend to their complaints/problems on lease related issues.
Fit-Out Coordination
- To assist Fit-Out Department in coordinating fit-out matters including timely submission of renovation plans, drawings and perspective;
- To facilitate the compliance of all technical requirement prior to the commencement of business by the tenants;
- To witness the handover and vacant possession of Demised Premises according to the conditions stated in the Tenancy Agreement.
Job Requirements
- At least Degree or Diploma in Marketing / Business Studies Management or relevant field.
- Minimum 2 years of relevant experience.
- Possess excellent interpersonal skills with good command of written and spoken English, Bahasa Malaysia.
- We are seeking candidates proficient in Mandarin to effectively communicate with Mandarin-speaking clients.
- Self-motivated and able to work under pressure with tight deadlines.
- Good working knowledge of Malaysian Retail Market is an added advantage.
- Fresh Graduates are welcome.
CONCIERGE
About The Role
We are seeking a friendly, enthusiastic, and customer-focused Guest Services Concierge to be the first point of contact for our valued shoppers. You will play a vital role in providing information, assistance, and ensuring a positive and memorable experience for everyone who visits The Gardens Mall.
Job Descriptions
- Provide accurate and up-to-date information about mall directories, store locations, promotions, events, and services.
- Answer inquiries via phone, email, and in person in a professional and courteous manner.
- Assist shoppers with directions, wayfinding, and transportation options (e.g., taxi bookings, public transport information).
- Handle lost and found items, following established procedures.
- Provide information and assistance with mall amenities such as restrooms, baby changing facilities, prayer rooms, and parking.
- Assist with other guest service requests as needed.
- Adhere to all mall policies and procedures.
Job Requirements
- Preferably with at least 1 year working experience front line, servicing customers/ guests service industry for retail.
- Excellent communication and interpersonal skills.
- A genuine passion for providing outstanding customer service.
- Friendly, approachable, and professional demeanor.
- Ability to remain calm and efficient in a fast-paced environment.
- Basic computer literacy.
- Fluency in English and Bahasa Malaysia; Mandarin is an advantage.
- Flexibility to work shifts, including weekends and public holidays.
SENIOR SECURITY GUARD
Job Descriptions
- Patrol assigned areas on foot or by vehicle to ensure the safety and security of the mall.
- Monitor surveillance cameras and alarm systems to identify and respond to any security threats or suspicious activities.
- Enforce mall rules and regulations to maintain order and prevent disturbances.
- Provide excellent customer service by assisting patrons with directions, inquiries, and emergencies.
- Respond promptly to incidents, accidents, and medical emergencies within the mall.
- Collaborate with mall management, other security personnel, and law enforcement agencies as needed.
- Prepare detailed incident reports and maintain accurate records of daily activities.
Job Requirements
- Minimum SRP or SPM qualification.
- Preferably with 2 years working experience in similar capacity.
- Ex-Police or military personnel are encouraged to apply.
- Prepared to perform shift work and weekends.
